A standard Zillow listing competes in a grid of thumbnails alongside every other active listing in the search radius. A Showcase listing gets a larger visual presence, ranks higher in relevant searches, and lets a buyer walk through the unit room by room online before they ever request a showing.

What It Takes to Get a Listing Into Showcase

You can’t simply ask for Showcase the way you’d ask for a yard sign. It requires:

  1. An enrolled agent. Only agents participating in Zillow’s Showcase program can list a property in it — it isn’t available on every agent’s listings by default. (Full disclosure, I am a Zillow Showcase agent).
  2. Professional photography that meets Zillow’s specifications, not phone photos or a quick handheld walkthrough.
  3. A Zillow 3D Home tour, captured with a compatible camera or app, so buyers can navigate the unit online.
  4. An accurate, branded floor plan generated from that same 3D capture.

If you’re interviewing agents to sell your Arlington condo, whether your specific listing will actually be enrolled in Showcase — not just “we’ll take good pictures” — is a direct, answerable question worth asking before you sign.

The Numbers Behind It

I don’t recommend a marketing upgrade to a seller without a real reason behind it. Here’s what Zillow’s own agent-facing performance data shows for Showcase listings compared to similar non-Showcase listings nearby:

  • 81% more page views
  • 80% more saves — buyers bookmarking the listing to revisit
  • 90% more shares — buyers sending it to a partner, friend, or family member
  • About 2%, or roughly $7,000, more in final sale price on average

None of that guarantees a specific outcome for your unit — Showcase doesn’t fix an overpriced listing or paper over a building with real financial issues. But on a $500,000 Arlington condo, a 2% lift is $10,000. On a $750,000 unit, it’s $15,000. That’s the same physical unit, in the same building, in the same market — earning a different result purely from how it’s presented and where it appears in search.

Why This Matters More in Today’s Market

Two years ago, a reasonably priced Arlington condo in a decent building could generate multiple offers within days almost regardless of photo quality. Buyers didn’t have the luxury of being selective because there wasn’t much competing inventory to choose from.

That’s not the market you’re selling into now. Arlington condo inventory is forecast to climb roughly 28% in 2026 compared to last year, per the NVAR/George Mason University Center for Regional Analysis mid-year forecast, and days on market have been stretching longer as a result. A buyer scrolling through a dozen similar two-bedrooms in Pentagon City or Ballston is going to click into the ones that show well online long before they schedule a tour of the rest.

Showcase doesn’t replace the fundamentals. You still need the right price, and the unit still needs to show well in person — decluttered, staged, and free of obvious deferred maintenance. What Showcase does is make sure the online version of your listing earns the click that gets a buyer through the door in the first place. When there’s more competing inventory, that first click is doing more work than it used to.

Zillow Preview: Getting Exposure Before You’re Officially Live

There’s a second Zillow tool worth understanding alongside Showcase: Zillow Preview, which Zillow launched in 2026 to bring “coming soon” listings out into the open before they hit active status in the MLS.

Preview lets a participating brokerage — Keller Williams, my brokerage, is one of the launch partners — publicly market a listing during the pre-market period, with the listing agent’s and brokerage’s branding attached. Buyers can save, share, and even pre-schedule a tour during that window. And notably, sellers and agents have the option not to report certain metrics, including days-on-market and price-drop history, during the Preview phase itself — so testing initial buyer response doesn’t create a public record if you decide to adjust before going fully active.

For an Arlington condo, that means your unit can start building buyer interest, saves, and scheduled tours before it’s technically “on the market” — and roll straight into an active Showcase listing once it is.

Is It Worth It for Your Building?

The math tends to favor sellers more often than not, but it isn’t identical for every unit.

A studio or one-bedroom in a building with several active competing listings benefits from every edge it can get in a crowded search — Showcase is exactly the kind of differentiation that separates it from ten similar units. A distinctive unit, like a top-floor two-bedroom with a private terrace or a penthouse with unobstructed skyline views, benefits for a different reason: the format gives buyers a real reason to spend time with the listing instead of scrolling past it as “another two-bedroom.”

Where it matters least: a unit in a building with almost no current competing inventory that’s likely to move quickly regardless. Even then, more saves and shares generally means a wider pool of buyers sees the listing before an offer deadline, which tends to produce a stronger first round of offers rather than just a faster sale.
